Entrepreneurially-spirited and with a strong sense of community, unpretentious Tom Offermann has built an eponymous real estate company for more than three decades. A far cry for the self-confessed outdoors-type who, so besotted by the natural charms of the lifestyle location, the young Brisbane-ite decided in 1986 to swap his toolbag for a real estate career in Hastings Street. Those were days of no computers, faxes, mobile phones or exclusive listings, with 13 agencies in the same street all selling the same properties. Letters were handwritten, typed by the receptionist using lots of white-out and posted to interstate buyers with a stack of photographs fresh from the 7-day photolab.

“They act like icebreakers,” says Tom, “paving the way for a positive lift in all investments. Comparison is the universal tool for defining real estate values, and the benefits of these big sales flow from the top,” he explains. “It’s normal to feel uplifted about nearby record sales because the positive effect ultimately filters throughout the entire market and lifts all values. For proof, simply cast back your mind back five, 10 or 15 years and consider how low prices from back then, now seem.”

“Considered as an affluent suburb of Sydney, Melbourne and Brisbane combined, is not too far from reality,” Tom suggests. “And yes, many do come from the eastern seaboard capitals to seek a better lifestyle, however it’s also about the high number of long-term locals who move around the region according to changing needs, swapping the hinterland for the seaside, or vice versa. International interest has increased with the addition of more non-stop flights to the USA and Europe, and direct flights to New Zealand from Sunshine Coast Airport.

Naturally, cultural, economic and social shifts have altered what buyers have on their wish lists, especially next gen must-haves. Are they inspired by booms in health and wellness, eco-friendliness, hybrid working and new-gen tech, and innovative new builds and bold renovations to enhance lifestyles?
Are EV chargers a standard feature, similarly, saunas, steam rooms, ice baths and magnesium pools?
How about a new era of home modifications, with work-from-home spaces being super-charged to accommodate sound studios for podcasting platforms; a boom in foodie culture resulting in more commercial-grade kitchens and tricked-out butler’s pantries, lifestyle comforts and conveniences too, such as eco/gas fire pits and fireplaces, wine rooms and cellars, touch and movement activated lighting, outdoor kitchens and security features like keyless entry and CCTV phone apps?
Agents reach out to potential buyer areas wherever they are via decisive targeted marketing finely tuned to the most likely buyer profile and cognisant of tailored specifics. Investing around one million dollars annually on advertising gives a clear understanding on what works where, or not. Restricting a listing to the internet only is a fallacy. These days people have far more savvy ways of finding property. Active buyers keep an eye on favourite websites, many portals and packages, so many unmissable. A totally different group, often termed ‘passive buyers’, are those not even thinking of buying until something captures their interest.
“An ad, editorial, call from an agent – and let’s not forget the hundreds of buyers who found their property on display in the windows of the Hastings Street and Noosa Sound offices. They’ll walk in still licking an ice cream asking, ‘when can I see this one’ and the rest is history,” Tom shares. “There are so many more moving parts to the modern art of selling real estate, so my best and most sensible suggestion to anyone thinking of selling is, be very wise. Shortcuts may leave you short changed.”
