All Roads Lead to Noosa with Kate Cox of Reed & Co Estate Agents

Behind every real estate sale there is a story that provides a little snapshot of what is happening in our world, cities, towns and communities. Melanie Rosettenstein speaks to Kate Cox of Reed & Co Estate Agents about what stories some of her recent sales are telling her.

Like windows into a home, a real estate sale provides a glimpse into the broader buying and selling trends and stories that shape our community. Some recent sales by Reed & Co estate agent Kate Cox have revealed that very often holiday homes become permanent residences (and sometimes vice versa) and what ensues is an influx of happy residents with a beach bucket full of joyful memories of Noosa.

“When someone buys a holiday home in Noosa, they are effectively testing the area before they move here,” Kate says.

“We sell a lot of homes to buyers who purchase either a holiday rental property or a permanent investment property with the plan to move into it in the next one-to-five years.”
Kate acknowledges that this isn’t a new trend and that many of Noosa’s residents were once visitors, first holidaying in the seaside town as kids, before choosing to call the region ‘home’.

“We often hear about how the community doesn’t want holiday houses in the area, but many were once visitors, and those holiday homes are often bought to be a future home for the buyer,” Kate says. “You just never know, the tourist of today could be your neighbour of the future.

“These are the ideal new residents as they would have experienced Noosa for holidays and when they move here, they already love it. This creates a happier, more integrated community!”

From Brissy Burbs to Noosa

One of Kate’s stand out sales from the past few months was the sale of a beautiful holiday pad to a Brisbane-based family which had been visiting Noosa regularly for many years.

“They missed out on several properties that were approved for holiday rental until their dream property finally came on the market, which they purchased immediately,” Kate shares. “Their plan is to use it for holidays in Noosa and they will eventually spend more time there as their kids get older.”

No doubt this family will leave a legacy of loving Noosa as their children and grandchildren forge lasting memories.

Out of State into Noosa

Kate sold a holiday property to a couple who’ve recently moved to Noosa from northern New South Wales.

“They have started a new management job on Hastings Street so are now some of Noosa’s newest residents,” Kate said. “They are a lovely couple and say they have to pinch themselves at the amazing river lifestyle they are now enjoying.”

So, who says holiday homes can’t become permanent residences as well?

Renovated holiday dream home

Some people just have the long game in mind! In her third property story, Kate reveals buyers who are planning for the future. Currently living in New South Wales, they recently bought a property, drew up the plans for their dream holiday home – and renovations are already underway. The buyers plan to move in permanently in a few years’ time. And they can’t wait!

“Unless you are Noosa born and bred, we all come from somewhere,” she says. “Holidaymakers have long been a cornerstone of our community. Not only do they enjoy our great town, use our beautiful natural spaces, eat in our restaurants and shop in our stores; but when they move here permanently, they bring new ideas, businesses, and energy. This is what keeps Noosa alive and brimming with creativity.”

Whatever their origins, for those who get a taste of our natural spaces, restaurants, stores and strong community spirit, all roads ultimately lead to Noosa!
